Inventory Is Gradually Improving

We are seeing a steady increase in homes coming to market compared to last year. Although inventory remains below long term averages, buyers today have more options and less urgency than in previous seasons.

For sellers, this means that pricing and presentation are critical. Homes that are positioned correctly are selling, while properties that are priced above market value are taking longer and often require adjustments.

For buyers, improved inventory has reduced competition in many neighborhoods, opening the door for more thoughtful decision making and negotiation.

Interest Rates Are Creating Strategic Opportunities

President Donald Trump announced a directive allowing Fannie Mae and Freddie Mac to purchase up to $200 billion in mortgage-backed securities (MBS) to help lower mortgage rates and support housing affordability. This action does not require congressional approval and is being implemented directly through the housing agencies.

By focusing on mortgage bonds rather than individual loans, the move increased liquidity in the secondary mortgage market, pushed mortgage bond prices higher, and boosted investor confidence. As a result, mortgage rates have dropped to their lowest levels in nearly three years, creating a more favorable environment for buyers and homeowners.

Pricing Strategy Matters More Than Ever
Today’s market rewards accuracy. Homes priced in line with recent comparable sales are attracting attention, while overpriced listings often experience longer days on market.

Understanding today’s value—not yesterday’s headlines—is essential to protecting equity and making informed real estate decisions.

What I Am Advising Clients Right Now

• Sellers: Preparation, presentation, and realistic pricing create leverage
• Buyers: Well structured offers continue to succeed
• Homeowners: Equity positions remain strong in most neighborhoods
• Investors: Selectivity and long term fundamentals matter more than speculation

Every real estate decision is unique, which is why personalized strategy is more important than one size fits all advice.

If you are considering selling, buying, or simply want to better understand your position in today’s market, I am always happy to be a resource. Even a short conversation can provide valuable clarity.
